My experiance of building has evolved from 3 different projects. On each project I had a totally different experiance to it and all of them had their highs and lows. On project one . I experianced the frustration of paying for material that seemed to increase price between the time i ring to get a quote and the time i ring back to order. This was a very common occurence and frustrating. There was alaways the issue of material not being enough and builders always running out of material.

i imagine the problem of the increase in price between getting the quote and ordering was through hyper-inflation?
is the problem of material not being enough still there now in 2011??

Its not happening on a daily basis as before but what i have since found out was that in December the prices were lower than the prices I was given at the end of December. And january the prices changed again. For Example 1000 bricks in December were $100USD beggining of January they had gone up to $130USD and this month Feb i was quoted $200USD. So that says it all really

I have recently heard that there are companies who can source building materials in S.A. for a price. Your house would then cost about half of what it would cost if one sourced the materials locally. Just an example: a toilet in Zim costs about us$120, in S.A. it costs about us$25.
This is not something I know for sure, just some info I picked up along the way from someone....

Thats definately worth having a look at if thats the case although I wonder what their charges are for the bigger stuff or bulkier goods?

The trick is to buy from small companies/suppliers but the catch is that you have to know the right quality of what you are buying because you can get ripped off. Small suppliers even charge half in some instances. A good example is roofing tiles, there is a company in Ruwa producing tiles but is way cheaper than zimtile and those other big companies.

Well here we are again back with another building project. This time I am carying out a project that looks set to hit the USD$1 MILLION. To kick start the project the hurdle has been sourcing and acquiring an architect to do the plans. My frustrations have been getting taken for a mug by some of these people. It seems everybody is an architect. But the situation is that the person you are dealing with is merely a middle man. So be warned. Providing sketches of what my house project is going to be has got me qoutes from architects ranging from US$7k TO US$3k. This price is just for the drawings. I then have to face the structural engineer. Thats another post to follow
