Building materials are now readily available in the country unlike last year when they were difficult to acquire virtually bringing to a halt building and construction developments. There is adequate supplies of building materials for individual developers as well as the large scale developers. Though the pricing of most materials is however still too high. Cement which disappeared from shops last year is now readily available at between US$7 and US$10 in various shops across the capital. The price of cement is dependent on the quality as well as the supplier. Masonry cement is usually cheaper at around US$7 while the much favoured PC cement is between US$8 and US$9. A thousand bricks costs between US$80 and US$100 depending on the type, the supplier and the quality. Bricks are relatively cheaper compared to other building materials. Tiles are also going for around US$8 per square metre. The availability of building materials will boost the construction industry which has been stuttering for quite some time. It is expected that the availability of the materials would see the small scale developers, especially prospective home owners completing projects which had been stopped. Attachments:

So how much does it actually cost to build a house. Of course houses are all different, it's like asking how long is a bit of string, nhaika?
well let's just say a modest 3-4 bedroom house with 2 bathrooms (1 en-suite), lounge and separate dinning room.
Someone with experience told me it would cost between 40 - 50 grand, which, let's be honest here, is peanuts.
However I have no idea if the above is true. Anyone got any up to date info?

That sort of figure can be is about right but what you did not mention is whether you are taking into account the purchase of the stand and the cost of having the plans. The price you have also mentioned does not take into account the cost of building a cottage as well . An 3 bedroomed cottage will set you back about 15K . So it all depends with what your taste and style is and waht you can afford.
